What are floorplan services?

Floorplan services are just what they sound like: Based on what you need, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, an appraiser measures your home with a measuring tool — either a tape measure or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like closets, patios, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser develops a report and detailed sketch showing the total living area and the overall layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service needed?

Disputing property taxes

Property tax records frequently reflect incorrect area of a property because the values can come from several sources, and sometimes go unproven — which means you may be taxed for more square footage than you actually have! Unless a certified appraiser has recently performed an evaluation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before challenging your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Marketing a listing

A home floorplan service can secure a fair price for your house. Area is one of the most important factors potential buyers consider when purchasing a home — but since these values are frequently approximated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price for your home, but possibly even the amount of interested buyers. The only dependable method of using a precise GLA when listing your home or property is to refer to a recent appraisal or measurement service completed by an appraiser (after any updating that might have affected square footage).

For agents

To ensure that your client's property closes at a price that accurately reflects market value, we advise requesting a home measurement of the property. Your clients, and potential buyers, will appreciate your eye for detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tactic for getting potential buyers interested because they can view the layout and details of the home before and after a walkthrough.
